TOWN OF MACEDON

PLANNING BOARD

January 26, 2015

 

 

PRESENT:  Chairman Doug Allen, members Suzanne Airy, Mert Bartels, Mark McEwen, Tom Morrison, Kevin Rooney and Greg Whitney.  Also present were Town Councilman David McEwen (via Skype), Town Engineer Scott Allen and Board Clerk Susan Bush.

 

Chairman Allen called the meeting to order at 7:30 p.m.  A motion to waive reading the Legal Notice was made by Kevin Rooney, seconded by Tom Morrison.  All in favor; motion carried.

 

PUBLIC HEARING:

 

PB-18-14 – I Gordon Corporation – 1900 Route 31 (West Wayne Plaza) – Three (3) lot realty subdivision – A motion to open the public hearing was made by Kevin Rooney, seconded by Tom Morrison.  All in favor; motion carried.  John Stapleton of Marathon Engineering was present on behalf of the applicant.  Mr. Stapleton then explained this request.  The overall parcel (West Wayne Plaza) is approximately 12.8 acres zoned General Commercial.  The owner, I Gordon Corporation, would like to subdivide the Plaza into three (3) parcels:  Lot #1 – Chase Bank with 1.18 acres; Lot #2 – Existing Ames building (to be removed) with 5.6 acres, which will be donated to the South Macedon Fire Department; Lot #3 – Remainder of the plaza with 5.98 acres.  This application is for subdivision only.  There will be cross-access easements for parking and access, although all three (3) parcels can stand alone with respect to zoning requirements.  The existing sanitary main services all parcels.  Two (2) portions of the existing water main were recently replaced due to a number of leaks.  Water main will be dedicated to WCWSA with Dept. of Health approval.  There will be no changes in storm water handling, and there will be easements for gas, electric, telephone, etc. 

 

A resident questioned who would remove the Ames building.  Town Engineer Scott Allen explained the Ames portion of the plaza had been in bad condition for some time and the roof had collapsed.  If the subdivision is approved, the developer would be responsible for the cost of demolition, and an agreement for its removal would have to be made between the plaza owner (I Gordon Corp.) and South Macedon Fire Department.

 

There was no one else to speak for or against this application.  A motion to close the public hearing was made by Kevin Rooney, seconded by Mert Bartels.  All in favor; motion carried.

 

OLD BUSINESS:

 

PB-18-14 – I Gordon Corporation – 1900 Route 31 (West Wayne Plaza) – Three (3) lot realty subdivision – Preliminary & final – Board members felt this was a fairly straight forward proposal.  A motion for negative SEQR declaration was made by Kevin Rooney, seconded by Tom Morrison.  All in favor; motion carried.  A motion to grant preliminary and final three (3) lot realty subdivision was made by Kevin Rooney, seconded by Mark McEwen.  All in favor; motion carried.

 

PB-03-14 – Auto Zone – Route 31 – Three (3) lot subdivision & commercial site plan – Town Engineer Scott Allen explained the sewer access has been resolved.  It will come down Route 31 from the west from Tractor Supply, through the Murphy trailer park and under Wayneport Road.  Latest building elevation was reviewed.

 

MINUTES:

 

A motion to approve the 01-12-15 minutes was made by Mert Bartels, seconded by Suzanne Airy.  All in favor; minutes approved.

A motion to adjourn the meeting was made by Kevin Rooney, seconded by Mert Bartels.  All in favor; meeting adjourned at 8:46 p.m.
