TOWN OF MACEDON

PLANNING BOARD

January 9, 2012

 

 

PRESENT:       Chairman Doug Allen and members Suzanne Airy, Mert Bartels, Mark McEwen, Tom Morrison, Kevin Rooney and Greg Whitney.  Also present were Town Engineer Scott Allen, Town Councilman David McEwen (via Skype) and Board Clerk Susan Bush.

 

Chairman Allen called the meeting to order at 7:35 p.m. 

 

NEW BUSINESS:

 

PB-11-11 – AEY Enterprises – 1607 Commons Parkway – Commercial site plan – Log-in & sketch – Michael Young, owner of AEY Enterprises, was present to address the Board.  He is purchasing a 6+ acre property, zoned ORM, as a site for his shop & office.  Building will be 10,000+ sq. ft. (2,000 sq. ft. office space & 8,000 sq. ft. shop).  Mr. Young’s business includes excavating, paving & engineering services, and he plans to add a heavy truck repair service at the new location.  An application has been made to the Town Board for approval of the repair service as a Special Use.

 

Mr. Young will have building elevations shortly, but stated he wants the building to have a “corporate” feel.  Phase 1 environmental work is being done, and an archaeological survey was just completed.  A long-form SEQR has been submitted with the application, and the Town Engineer indicated he did not foresee any environmental matters that would be significant.

 

Board members discussed where any materials would be stockpiled, buffering around the property, fuel storage, fencing and addition of a dumpster pad.  The possibility of dedicating the roadway on the north side of the property was also discussed.  Road was installed to proper specifications but would need a turnaround for snowplows and possible easements.

 

A motion to grant sketch plan approval was made by Mert Bartels, seconded by Greg Whitney.  All in favor; motion carried.

 

TOWN BOARD REFERRAL:

 

AEY Enterprises – 1607 Commons Parkway – Special Use application – Motor vehicle repair service – As previously explained by Mr. Young, he would like to expand his business to include heavy truck service.  A Special Use permit is required for all new motor vehicle service operations, and Mr. Young has submitted his application.  The Town Board will hold their public hearing on February 9th, and the Planning Board will provide a recommendation to them.

 

ZBA REFERRAL:

 

Z-09-11 – Infinite Audio – 1116 Route 31 – Area Variance – Section 135-190-A – Number of signs – Applicant is requesting three signs instead of two allowed by Code.  They propose two building-mounted signs (Infinite Audio and a tenant) and resurfacing the existing pylon sign.  Board members gave a positive referral to the ZBA, and granted Planning Board approval of the sign package.

 

MINUTES:

 

A motion to approve the 12-12-11 minutes was made by Suzanne Airy, seconded by Tom Morrison.  All in favor; minutes approved.

A motion to adjourn was made by Suzanne Airy, seconded by Mert Bartels.  All in favor; meeting adjourned at 8:15 p.m.
