OLD BUSINESS:

PB-04-08 – Littlefield – Quaker Road – One-lot realty subdivision & residential site plan – Discussion was deferred until the next meeting on 06-09-08 to allow for Wayne County Planning Board input.

PB-09-07 – Duffy (SuperSeal) – Quaker Road – Architectural approval – Dave Matthews, Matthews Consulting, and Greg Duffy were present.  As part of final site plan, the applicant was required to obtain approval of the proposed building’s exterior prior to receiving a building permit.  This will be a metal pole building, tan walls with dark green roof.  Sample materials were submitted as well as photographs of a similar pole building in the town.    Board approved the colors as submitted.  Building permit will be released to the applicant.

NEW BUSINESS:

At this point, Chairman Allen recused himself from all discussion/voting, and Vice Chairman Bartels assumed leadership of the meeting.

PB-06-08 – Graf – Macedon Center Road – Residential site plan with small business – Sketch – Engineer Jason Monroe was present on behalf of the applicant.  Proposal is for a single-family residence of approximately 2,500 sq. ft. with an accessory pole barn to house a small landscaping business.  House would be located approximately 400 ft. back from the road on top of a knoll.  The pole barn would be behind the knoll and not visible from the road.  Property is currently an agricultural field, and the applicant intends to have it remain as such, leasing the land to a farmer and/or using portions of it for nursery stock.  A motion to grant sketch plan approval was made by Kevin Rooney, seconded by Tom Morrison.  All in favor; motion carried (D. Allen recused).

Chairman Allen then resumed leadership of the meeting.

ZBA REFERRAL:

Z-01-08 – Pride Signs – 1900 Route 31 (West Wayne Plaza) – Area Variance – Sections 135-190-E & 135-191-B – Ground sign larger than allowed & multiple businesses on one sign – As part of property upgrades, the owners of West Wayne Plaza would like to replace the pylon sign.  Board members gave a positive referral; however, they felt design should be more substantial and consistent with similar signs like Wal-Mart and Lowe’s.  This issue will be addressed when the applicant comes before the Planning Board for approval as part of the sign permit process.
