PRESENT: Chairman Doug Allen, members Mert Bartels, Tom Ferreri, Tom Morrison and Kevin Rooney. Also present were Town Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent were Brian Gagne and Mark McEwen.

Chairman Allen called the meeting to order at 7:30 p.m.


Z-11-05 - Wal-Mart Real Estate Business Trust - Route 31 - Area Variance - Sections 135-190-A & 190-C - Number & size of signs for gas station - Board consensus: Number of signs seems excessive.

Z-12-05 - Cole - 1809 Wayneport Road - Use Variance - Section 135-89 - Commercial/

residential use in ORM zone - Board consensus: Approval of this use. Due to safety concerns, it was also recommended that no parking be allowed in front of the building by removing the pavement and installing landscaping and/or lawn.

Z-13-05 - Folts - 1452 Victor Road - Area Variance - Section 135 Attachment I - Side setback for accessory structure - Board consensus: Positive recommendation.


PB-11-05- DeHollander - Pannell Road - Residential subdivision (9 lots) & single-family site plans (3 lots) - Board members questioned need for storm water management plan.

PB-12-05 - Gardner - Route 350 - Single-family residential site plan - Driveway sight distances were discussed.


Motion made by Mert Bartels, seconded by Tom Ferreri, to approve the 6-27-05 minutes. All in favor; minutes approved. Motion made by Mert Bartels, seconded by Tom Ferreri, to approve the 7-11-05 minutes. All in favor; minutes approved.
