PLANNING BOARD

June 28, 2004

 

PRESENT: Chairman Doug Allen, members Mert Bartels, Tom Ferreri, Brian Gagne, Tom Morrison and Kevin Rooney. Also present were Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent was Mark McEwen.

Chairman Allen called the meeting to order at 7:31 p.m.

 

TOWN BOARD REFERRAL:

PB-13-04 – Laker Development – Route 31 – Rezoning – Kim Thompson, FRA Engineering, was present to explain this rezoning request (Office/Research/

Manufacturing to General Commercial). Subject parcel is on the north side of Route 31 east of Wayneport Road and will connect two previously rezoned parcels (Laker & Long). Robert Murphy, who owns adjoining property, does not wish to be included in the action. Ms.Thompson explained this action is in line with the Town's Master Plan and will allow more site flexibility due to the existence of a major gas pipeline. Motion made by Kevin Rooney, seconded by Tom Ferreri, to recommend approval of the rezoning as shown on the plan. All in favor; motion carried.

 

ZBA REFERRALS:

Z-08-04 – Johnson – 135 Burnham Heights – Area Variance – Section 135-61-A – Garage larger than allowed by Code & Section 135-162-B – Expansion of a non-conforming building – Board members had no concerns.

Z-09-04 – Boesel – 911 Bunker Hill Drive – Area Variance – Section 135-61-A – Garage larger than allowed by Code & Section 135-61-B-5 (Schedule I) – Side setback – Considering support from neighbor on that side, Board members had no concerns.

 

LOG-INS:

PB-20-04 – Penta-Tech Coated Products – 1610 Commons Parkway – Expansion/site plan – As a point of reference, Board members reviewed original site plan (Applicoat – 1972). Planned drainage swale would be a concern, possibly impeding fire & emergency access. Town Engineer Scott Allen will make site visit prior to July meeting.

PB-19-04 – Baldwin-Richardson Foods – 3268 Blue Heron View – Expansion/site plan

PB-18-04 – Karalia – Farmington Road – One lot subdivision & site plan – Sketch

PB-17-04 – Weber – Daansen Road – Three lot subdivision & site plans – Sketch

PB-16-04 – Hilton – Walworth Road – One lot subdivision & site plan – Sketch

PB-15-04 – Morell – 945 Wayneport Road – One lot resubdivision

PB-14-04 – Lanni – Magog Road – One lot subdivision

PB-12-04 – Gawel – 1102 Wayneport Road – Residential conversion

 

MINUTES:

Motion made by Mert Bartels, seconded by Tom Ferreri, to approve the 6-14-04 minutes. All in favor; minutes approved. The 4-12-04 minutes were not approved due to lack of proper quorum.
