PRESENT: Chairman Doug Allen, members Mert Bartels, Mark McEwen and Kevin Rooney. Also present were Councilman Ken Nawrocki and Town Engineer Scott Allen. Absent were members Brian Gagne, Tom Ferreri and Tom Morrison.

Chairman Allen called the meeting to order at 7:35 p.m.


PB-01-04 Bailey Route 31F Realty subdivision & site plan Sketch Applicant Kevin Bailey was present to explain his proposal. This is the subdivision of an 8.6 acre lot from present 106+ acre parcel and construction of a steel building for storage of landscaping equipment. Area is zoned GC permitting this use. Wetlands on the property have been defined; building site is not in the wetlands or surrounding buffer zone. Electricity will be the only utility installed; water service may be added at a future date. No septic system will be needed. Mr. Bailey was advised he needs NYS DOT approval for a driveway curb cut. Front setback will be 140 ft. allowing present vegetation/trees to remain & provide screening from the highway. Driveway will be gated & locked. Motion to grant sketch plan approval made by Mert Bartels, seconded by Kevin Rooney. All in favor; motion carried.



Z-01-04 Giles 2033 Quaker Road Area Variance Section 135 Schedule I Side setback for garage Applicant is requesting a side setback of 2 ft. for a detached garage. Location of septic system & contours of the lot restrict placement of building. Board consensus was agreement with the need for a garage, but would like an increase in the side setback.



Meeting was closed at 8:00 p.m. for lack of quorum when Chairman Allen was called away.
